Parking and visitor management for multi-tenant buildings

We see more and more that office buildings are divided into different rental units: so-called multi-tenant buildings.
Property managers are faced with the challenge of making optimal use of both the available office space and the associated parking spaces.
Managers rent out a fixed number of parking spaces to the tenants and also reserve a few spaces for visitors of the tenants.
The rent and use of all these places is charged to the tenants.
By combining modern access technology with easy-to-use management software, property managers can make the most of their parking spaces.

Flexible management software

An access system registers every car entering or leaving the site, so that managers know exactly how many cars enter the site and when they leave the site.
To prevent a tenant from parking more cars than contractually stipulated, the management software can be programmed in such a way that access to the car park is refused in the event of an exceedance.
This includes the announcement that the maximum number of parking spaces for this tenant has been reached.
Such access systems work on the basis of access cards, Windows tags or, for example, license plate recognition.
The use of smartphones in combination with a QR code is now also possible.
Which of these options is most suitable for you depends on your circumstances and (future) wishes.

Registration of visitor parking spaces

The flexible management software can also be used to register (parking) visitors.
As a result, property managers know exactly how many visitors have been for which tenant.
With this information, they can charge their tenants for the use of the visitor parking spaces on a pro rata basis.
The desired procedure is recorded in the management software.
If visitors are registered in advance with the license plate number of their car, the visitor can continue driving after the license plate has been (automatically) verified at the barrier.
If the visitor is not registered, the visitor can report to the reception via the intercom system.
The license plate cameras pass on the license plate number of the car and the reception completes this information with the name of the tenant for whom the visitor is coming.
If desired, a visitor’s pass can be printed directly.

Access control

The system as described above can be easily expanded.
For example, with access control for the building.
The passes, tags or smartphones can therefore be used to control access to the property and the spaces within it.
It is also possible to synchronize the system with the HRM system.
This is not only efficient, but also safer.
